Oberoi 360 North is no longer "upcoming." Oberoi Realty launched it on 29 June and reported about ₹8,109 crore in gross bookings by early July. If the page you're reading still calls it a forthcoming project, it's out of date.
My verdict: buy it if you want a trophy home from a developer with a long Mumbai record and you're fine waiting years. Skip it if you want rental income soon or a quick flip.

What has actually been launched?
The first phase has 832 units across six towers, on a 14.8-acre site on Golf Course Extension Road in Gurugram. That's the figure from the company's filing. Some broker pages say 15 or 17 acres. I'd trust the filing.
The mix is wider than most pages admit. Business Today lists 3 BHK + Studio and 4 BHK + Studio apartments, plus duplexes and penthouses, from about 5,500 sq ft to over 13,000 sq ft. The price sheet supplied shows a 4 BHK + servant at 5,600 sq ft from ₹18.76 Cr+, and a 5 BHK + servant at 8,600 sq ft at roughly ₹30 Cr+.
Eight hundred and thirty-two homes is not boutique. Any page selling this as "limited, low-density" is stretching it.

What will the cheque really be?
Start with the headline. The first phase launched at a basic selling price of ₹35,000 per sq ft, with apartments from ₹18 crore.
Don't multiply 35,000 by the area and stop there. That is the base rate. GST, registration, stamp duty, parking and club membership sit on top, and the exact lines vary by unit. Ask for the full cost sheet before you compare this with anything else on the road.
[YOUR EXAMPLE: a buyer you've advised whose final cheque differed from the headline price, and by how much.]

Is a sold-out first phase good news?
For the developer, yes. For you, it's mixed.
Strong sales show the brand travels. But it also means the cheapest, best-placed inventory went early, and one report says price hikes are confirmed for the next phase. That report is a stock-news aggregator, so check it against the company's own statements.
Another thing pages skip: this launch slipped. A January 2026 brokerage note said management expected the Gurugram launch in Q4 FY26 or, at worst, Q1 FY27, after design upgrades. It landed at the late end of that range. One slipped launch doesn't predict a late handover, but I'd read the RERA possession date closely.
Why Golf Course Extension Road?
[YOUR EXAMPLE: your own drive-time test, say site to Cyber Hub at 9 a.m. on a weekday.]
I won't repeat the broker claims about Grand Hyatt adjacency, Rapid Metro distance, Aravalli views or a "largest clubhouse in North India." I couldn't confirm them from anything official. Drive it yourself.
Who should not buy this?
- The yield-chaser. [VERIFY possession date.] A project at this stage pays nothing until handover, and a ₹18 Cr+ unit won't earn a rental yield that justifies the capital.
- The flipper. You're paying brand premium at launch pricing. Whether it resells at a profit depends on a market I can't predict.
- The buyer who needs a firm move-in date. I couldn't find one in public coverage.
- Anyone who wants true exclusivity. See the unit count above.
What do I do before paying a booking amount?
Read the RERA paperwork. Haryana RERA hosts the allotment letters for Tower A, and the template shows a 10% booking amount with the balance on a payment plan annexure. Pull the same for your tower. Check the carpet area, the rate per sq ft of carpet, and the payment schedule.
Then do three things this week: get the full cost sheet, get the committed possession date in writing, and visit the site.
